I learned this the hard way. Years ago, I trusted a business partner and bought a property sight unseen. It became a money pit that cost me everything. In 2008 — when most people were running from real estate — I bought a single rental property on my own. I believe that was God's timing, not mine. I held it for 12 years and sold it for a profit.

A homeowner reached out needing a valuation. His wife was ill, and they needed funds for treatment and assisted living. I listened, and we marketed the home off-market for speed and privacy — they chose to forgo a potentially higher offer on the open market because a traditional listing wasn't the right fit for their timeline. We negotiated an extra month of occupancy so they could transition with dignity. I earned less commission than a standard listing would have paid. She got her treatment. They moved into assisted living together.
